Senior Construction Cost Estimating/Project Manager Position:

ESTIMATOR/PROJECT MANAGER SHALL HAVE A MINIMUM OF TEN (10) YEARS
DOCUMENTED EXPERIENCE IN COST ESTIMATING, WITH AT LEAST FIVE (5)
YEARS OF EXPERIENCE PERFORMING ESTIMATES FOR
ARCHITECTURAL/ENGINEERING/CONSTRUCTION INDUSTRY RFPs and/or
PROJECTS PROVIDE, UPON REQUEST, THREE (3) REFERENCES WITH WHOM YOU
HAVE PERFORMED SIMILAR SERVICES FOR IN THE PAST THREE (3) YEARS
Full time position available effective January 1, 2025 at a NEO
Client (Fortune 500) site where our team focuses on supporting our
client's specific requirements including construction cost
estimating services and related services for the following
projects, but not limited to, capital, overhead, direct charge,
change orders and independent cost estimates for procurement, as
assigned by the client. An assertive management style with
persistent follow up with internal management and internal and
external vendors is required to ensure projects stay on schedule
and on budget through close out. Candidates must be able to
multi-task and have the organizational and time management skills
to manage projects simultaneously, including, but not limited to,
1300 unique standalone projects per year with unique tracking
numbers. Position is based in Marietta, GA within a multi building
campus with a diverse customer base with a variety of needs. NEO
will look to you for turnkey construction cost estimating of a
variety of size and type of projects assigned by our Client Cost
Estimating and Project Management Lead. You will be expected to
complete projects in a timely, orderly manner to maintain and
improve customer satisfaction and boost our reputation. Your
success criteria is based upon you being professional, courteous,
customer oriented, responsible, motivated and quality driven.
Includes working on site five days per week with flexible hours per
day (may be allowed to work remotely either Friday or Monday each
week), relaxed environment, work pace is steady with mostly
realistic deadlines, primarily existing client vendors, including
general contractors, data, primarily on site. Responsibilities 1.
Excellent communication skills, ability to work with a diverse
group of customers and vendors, practical experience in
construction cost estimating services 2. Ability to research
applicable scheduling, code and labor rate requirements for
projects to be considered as required to provide cost estimating
services including, but not limited to: a. Performing site
investigations b. Consulting with Client on project particulars c.
Preparing cost estimates d. Participating in construction cost
negotiations e. Ability to meet/exceed deadlines f. Position
reports to NEO Lead Qualifications 1. Construction cost estimating
with specific knowledge of: a. Concrete b. Structural steel c.
Mechanical systems d. Architectural construction and finishes e.
Electrical f. Plumbing g. Fire protection 2. General knowledge of
construction techniques and processes 3. Construction change order
process 4. Understanding of construction drawings and
specifications 5. Knowledge of estimate resources for industrial
commercial construction 6. Experience with RS Means Costworks
Online estimating software 7. Experience with Maximo and Bentley
ProjectWise Software 8. Directs personnel and coordinates workload.
Interfaces, as required, with Client Facilities Management on
specific project requirements and priorities 9. Establishes
milestones and monitors adherence to budgets and schedules.
Identifies problems and develops solutions, such as allocation of
resources or changing project scope. 10. Monitors and submits
reports as specified (see Time Reporting for details) 11.
Architectural/Engineering/Construction Industry estimating
experience is preferred 12. Tasks to be performed include, but not
limited to, the following a. Receive a request for estimate b.
Review drawings provided by the Client's Project Manager c.
Investigate task(s) d. Contact vendor(s) e. Create detailed
itemized estimate to include mark-ups (provided by Client) f.
Prioritize projects g. Assist client with change order negotiations
h. Create resource-loaded project schedules and associated spend
plans 13. Schedules for projects will be established by the Client
on a task-by-task basis and projects, in general, will be
quick-response and will require rapid execution 14. Client will
provide computer hardware and software used at the Client's place
of business 15. Minimum of ten (10) years documented experience in
construction cost estimating with at least five (5) years of
experienced performing estimates for
Architectural/Engineering/Construction Industry RFPs and/or
Projects 16. Experience with RS Means Costworks, or similar 17. Job
Particulars a. Jobs to be estimated shall include, but are not
limited to, the following: - Capital Projects - Overhead Projects
-Direct Charge Projects -Change Orders -Independent Cost Estimates
for Procurement b. Tasks to be performed shall include, but are not
limited to, the following: - Receive a request for estimate -
Receive drawings provided by the Client's Project Manager -
Investigate task - Contact vendors - Create detailed itemized
estimates to include mark-ups (provided by the Client) - Prioritize
projects -Assist Buyer with change order negotiations - Assist
Buyer with procurement activities Level of Effort 1. Provide
support for several projects simultaneously 2. Be prepared to
provide coverage on overtime, holidays and weekends if required to
meet agreed-upon schedules 3. Provide professional Cost Estimating
and Project Management services on a project-by-project basis when
requested by the Client 4. Provide weekly time reports for each
task detailing the hours for each task Existing Information 1.
Access to reference drawings and will be responsible for obtaining
this information from the Client for each project 2. Perform site
investigation as required to determine the nature of the
construction 3. Perform research with vendors, builders or other
knowledgeable references as required to determine fair market value
of products and services being estimated Submittals Submittals
shall be defined and requested on a project-by-project basis but
shall include the following as a minimum. Use Client's formats,
when requested Hard copies for reviews and final submittals
Electronic copies Confidentiality of Data Keep confidential such
information such as Client's overhead rates, wage rates, costs,
trade secrets, technical information and production methods Project
Tracking Track cost estimates associated with each project by
internal number, project number, change request number and log
number Client's Responsibility 1. Provide access to drawings of
existing areas and installations 2. Provide project details by
drawing, memorandum or other means 3. Provide access to the
facilities 4. Provide office space adjacent to the Facilities
Department 5. All hardware and software to be provided by Client
and no other software or hardware resources are to be installed
without approval from the Client 6. Client shall not provide
technical direction concerning standard construction practices to
our personnel; Client will only provide task specific information
7. Client to assign internal number, project number and change
request number 8. Client to conduct negotiation meetings Employment
